Tree roots near the house: prove the cause first.

A crack beside a gum does not prove the gum caused it. On Cardinia’s seasonally wet and dry soils, leaking drains, poor surface drainage, footing design and tree water use can overlap. The expensive mistake is removing a healthy tree before anyone establishes the mechanism.

Blocked or broken drains.

Roots do not usually break a sound PVC pipe simply by seeking water. They exploit a failed joint, crack or old earthenware connection, then grow inside the moist pipe. Repeated blockage in the same 1-2 m section, fine roots on the plumber’s cutter, sewage smell or a wet patch during dry weather points to a drain investigation. A 2026 CCTV inspection is commonly $250-$500. Ask for the video and a marked location, not only a verbal statement that “roots were found.”

Lifted paving, driveway edges and fences.

This is direct displacement. Look for a ridge that follows a visible surface root, pavers rocking along a line, or a fence post pushed from one side. The cheapest durable option is often redesign: lift 3-6 m² of pavers, bridge over the root with a flexible base, or curve the path. Cutting the root may cost less today but can destabilise the tree and the replacement paving can lift again as adjacent roots grow.

Wall cracks and sticking doors.

Diagonal cracking from window or door corners, gaps opening seasonally and doors changing between summer and winter indicate movement, but not its cause. A tree can contribute by drying one zone, yet a leaking stormwater pipe, ponding beside the slab or inconsistent garden watering can produce a similar pattern. Record crack width with a ruler every month for at least 6 months unless movement is rapid.

Urgent structural signs include a crack growing visibly over days, a wall separating from the ceiling, a floor level changing abruptly, or plumbing breaking with movement. Contact a structural engineer promptly. An arborist can describe roots and tree condition, but should not diagnose footing adequacy; the engineer should not guess tree biology without arboricultural evidence.

Spend in the right order

A $1,500 investigation can prevent a $20,000 wrong fix.

Step 1: document. Photograph the crack, paving ridge, drain location, trunk and full tree. Mark crack ends lightly with pencil and add the date. Note when doors stick, when the drain blocks and whether the symptom changes after rain. This costs nothing and gives every later consultant the same timeline.

Step 2: rule out water defects. Check gutters, downpipes, stormwater discharge, garden taps and surface fall. A licensed plumber can inspect drains for roughly $250-$500, with repair often $1,000-$5,000 depending on depth and access. Fixing a leak can be both the cause correction and the best test of the diagnosis.

Step 3: assess the tree and structure. Arborist advice is often $350-$900. A structural engineer’s visit or short residential report commonly costs $800-$1,800. If the exact root location matters, non-destructive air excavation may be $600-$1,500. Ask each person to state what they observed, what remains uncertain and what evidence would change the recommendation.

Step 4: choose the least damaging effective treatment. Options include repairing drainage, changing irrigation, lifting and relaying paving, bridging over roots, selective root pruning with stability controls, a root barrier, crown management or removal. Root barrier, pruning or removal?

Repair and redesign is usually the first recommendation for paving and minor landscape damage. Flexible paving can be lifted again; concrete cannot. For a small affected path, allowing $120-$250 per m² for lift and relay can be better value than sacrificing a mature shade tree.

A root barrier can help where there is enough distance between tree and asset, the trench will not sever critical structural roots, and services do not block the alignment. Indicative installation is $180-$350 per linear metre, so an 8-12 m run is often $2,000-$5,000. A barrier is not a magic sheet placed beside the trunk. Depth, ends and drainage must be designed so roots cannot simply pass beneath or around it.

Selective root pruning is appropriate only after roots are exposed and identified. The cut position, root diameter, proportion of the root plate affected and prevailing wind all matter. Work near a retained or neighbouring tree should consider the principles in AS 4970 tree protection planning, especially when construction or trenching is proposed.

Tree removal becomes reasonable when evidence links the tree to serious ongoing damage, other measures are impractical, or root intervention would make the tree unstable. Removal does not rewind existing foundation movement, and soil moisture may adjust again after the tree stops drawing water. Coordinate the timing with the engineer. Permit and quote checks

Do not create a second problem while fixing the first.

Root cutting, major pruning and removal can be controlled by the Cardinia Planning Scheme, an overlay, a permit condition or an agreement on title. In listed residential zones, Council identifies a canopy tree test using 3 dimensions: over 5 m high, over 0.5 m trunk circumference at 1.4 m, and canopy at least 4 m across. Check the permit pathway before authorising destructive investigation.

A strong quote separates diagnosis from treatment. It lists excavation method, root sizes and locations to be cut, how tree stability will be reassessed, barrier material and depth, spoil removal, service locating, paving reinstatement and the point where work stops if unexpected roots appear. It also carries public liability and workers compensation evidence appropriate to the crew on site.

Homeowners can monitor cracks, clear blocked surface drains, keep downpipes discharging correctly and avoid adding soil around the trunk. Do not trench beside the tree with a hired excavator, inject herbicide, cut roots with a chainsaw or assume stump removal solves a footing defect. The safe line is investigation and basic maintenance on your side, then qualified arboricultural, plumbing and engineering advice where structures or tree stability are involved.
